Whether you’re valuing a single flat or a multi-let commercial building, this course will teach you how to approach property valuations with confidence, clarity, and commercial awareness.
The Complete Guide to Property Valuations walks you through the core valuation methods used by professionals across the industry – from surveyors and analysts to developers and lenders. You’ll learn not just how to do the maths, but when to use each method, how to source your assumptions, and what investors and valuers are really looking for.
We cover all of the major valuation approaches, including:
- Income capitalisation – using passing or market rent and a yield
- Residual appraisal – for development land or sites with potential
- Discounted cash flow (DCF) – for multi-let assets and more complex cases
- Depreciated replacement cost (DRC) – typically used when there’s no market
- Comparables – essential for residential, land and mainstream assets
You’ll also learn the difference between price, value and worth, understand how to justify your assumptions with real market data, and get a plain-English overview of the Red Book and International Valuation Standards (IVS) – without diving into technical reporting requirements.
This course is ideal for early-career professionals, APC candidates, or anyone working in real estate who needs to understand how property is valued. The lessons are designed to be practical, clear, and jargon-free, with downloadable workbooks so you can follow the calculations step-by-step.
